Selling Your Vivid Shores Home

Build a selling plan around your home’s features, competing choices and your preferred timing.

Price the complete property

A useful pricing discussion starts with your home, not a community-wide average. We look at the floor plan, usable space, condition, upgrades, outdoor living area and homesite setting. Documented dock eligibility or an established pool and landscaping may also matter to a buyer’s comparison.

Use our Vivid Shores home-value page to begin a property-specific review. An asking price is a strategy to discuss using current evidence; it is not a guarantee of a sale price or completion date.

Account for new-home competition

A resale may compete with new homes and inventory properties as well as other resales. Compare the total package: included features, homesite premiums, completion timing, available incentives and the work a buyer would need to complete after closing. Advertised starting prices alone do not make a like-for-like comparison.

Our current Vivid Shores listings provide a starting view of advertised competition. We can discuss the additional information needed to assess your home’s position.

Prepare a clear property story

Gather your floor plan, improvement records, relevant warranties, association information and documentation supporting features you intend to advertise. A buyer should be able to distinguish installed features from proposed or optional improvements.

Discuss photographs, presentation, showing arrangements and your preferred notice period. Highlight the features that buyers can verify at your property, such as the outlook from the main living area or the way the outdoor space is arranged.

Compare offers and expected proceeds

Price is one part of an offer. Review financing, requested inspections, contingencies, concessions and the proposed closing schedule with your broker and the appropriate transaction professionals. Estimate proceeds using your mortgage payoff and the actual expenses and credits associated with the proposed sale.

Our Vivid Shores closing-statement guide explains the items to organize for that conversation.

Set the timetable before marketing

Let us know whether you are relocating, purchasing another property or planning a later move. We can discuss a marketing and showing plan that fits your circumstances. Begin with a conversation about the property and your goals; do not send private loan or financial records through a general inquiry form.
