A comparison guide for nearby Collier County homes
Vivid Shores is in Lee County. This Collier County resource is for buyers comparing Vivid Shores with properties around Naples and Marco Island, or considering another Southwest Florida purchase.
Check the county and municipality for each address
A mailing address alone does not establish city limits or the relevant tax districts. Collier County parcels can have different combinations of county, school, municipal and special-district levies.
How the estimate is built
The property appraiser determines values and exemptions; taxing authorities establish millage. Taxable value multiplied by millage divided by 1,000 gives the ad valorem portion. For illustration, $600,000 at 12 mills is $7,200. This is not a quoted rate for Collier homes.
Include separate assessments, association dues and insurance when comparing total ownership costs with a Vivid Shores home. A lower advertised tax bill does not necessarily mean lower costs after a purchase.
Your benefits are separate from the seller’s
A qualifying transfer generally resets the prior owner’s Save Our Homes protection, followed by assessment at just value the next January 1. Your homestead eligibility and approved portability determine your own benefits. New-home history may reflect land rather than the completed residence.
Build the comparison from records
Locate the parcel in Collier County Property Appraiser records, review values and exemptions, and examine the latest tax notice and bill. Ask for an estimate reflecting your planned purchase and clarify excluded charges. The title company’s tax prorations follow the contract and may be adjusted later; they do not predict the future annual bill.
Homestead versus non-homestead: the tax benefits
| Feature | Qualifying homestead | Non-homestead |
|---|---|---|
| Use of the home | Your qualifying permanent residence as of January 1. | Usually a seasonal home, second home or investment property. |
| Homestead exemption | The first $25,000 of eligible assessed value is exempt from property taxes. An additional exemption on value above $50,000 applies to non-school taxes; that additional amount is adjusted for positive inflation. | No standard homestead exemption. |
| Assessment growth | Save Our Homes generally limits annual assessed-value increases to the lower of 3% or the applicable inflation rate, beginning after the initial homestead year. | Eligible property generally has a 10% annual assessment cap for non-school levies. This does not apply to school taxes. |
| Moving within Florida | Eligible owners may apply to transfer part or all of an accumulated Save Our Homes assessment benefit through portability. | No homestead portability benefit for a non-homestead purchase. |
The exemption reduces taxable value; it is not a dollar-for-dollar tax credit. For example, a $25,000 exemption against a levy totaling 10 mills saves $250 on that levy. Actual savings depend on which taxes the exemption applies to and the parcel’s millage.
The assessment cap is not a cap on your tax bill. Changes in millage, assessments, improvements or eligibility can change the bill. Assessment benefits can reset after an ownership change. Simply spending winter in Florida does not establish homestead eligibility; the county property appraiser reviews ownership and permanent residency.
